TELUS Sky

LMDG provided building code consulting services to Westbank’s mixed-use skyscraper/ commercial project, TELUS Sky, at 685 Centre St S, Calgary, Alberta. The 59-storey structure is the third-tallest building in Calgary. 

It is designed to seamlessly accommodate the transformation from working to living as the tower takes off from the ground to reach the sky. The lower floors of the building are clean and rectangular resulting in efficient open office layouts. As the building rises, the floor plates slowly reduce in size and pixilate, providing opportunities for offices with small balconies and terraces. The shape of the tower facilitates the smaller residential floor plates with balconies at the top of the building.  

The project features a storm water management system to recycle rainwater for washroom toilets and outdoor irrigation, reducing water use by millions of litres per year. An LED public art lighting installation illuminates colourful sequences with countless variations along the 700 square foot surface at night. 

In addition to providing building code consulting services, LMDG used computer simulations to develop a performance-based design for the 12-storey atrium, including the provision of glazed separations to the adjoining office floors, connecting circulation stairs and a green wall.
